<p>While real estate agents generally report feeling very safe on the job, there have been several reported cases over the last few years where realtors were brutally attacked.</p>
<p>When you think about it, <strong>being a realtor does put you in potentially hazardous situations</strong>. From being alone in an open house, to meeting customers for the first time in front of an empty property, to driving with new clients to home showings, all of these are potentially risky situations if the “client” has malice in mind.</p>
<p>That’s why it’s important to be prepared &#8211; without allowing fear to compromise your ability to do your job.</p>
<p><span style="text-decoration: underline;"><strong>Here are a few real estate agent safety tips:</strong></span></p>
<p>1. <strong>Don’t trust new clients until you get to know them</strong>. The first meeting with a new client should take place in your office and not in remote location. You should also verify a new client’s information prior to beginning working with them.</p>
<p>2. If possible, <strong>it’s best to drive to locations separately</strong>. In addition, when showing a property to a new client, follow him into the house rather than leading him in.</p>
<p>3. <strong>Always carry a cell phone with you</strong>, and program it to dial 911 at the touch of a button. It’s also a good idea to always carry pepper spray or mace.</p>
<p>4. Every morning, <strong>give someone in your office an itinerary of the properties you plan to show</strong> that day and check back with the office often.  Office staff should know to call you if they haven’t heard from you in a couple of hours.</p>
<p>5. <strong>Most importantly: trust your instincts</strong>. If a situation, or a person, seems suspicious, get out of there immediately. You can always apologize later and explain what happened, but it’s definitely better to be safe than sorry.</p>

<p>Building a real estate business is tough these days. We should know! We are in the real estate business too. Competition is fierce – fiercer than it’s ever been it seems, and the number of realtors seems to be growing by the minute. Combined with a prolonged recession, these are tough times for realtors. But a business, any business, should be built for the long term. And if you do it right, you should e able to survive the tough times and benefit from the good times.</p>
<p>Three tips for building your real estate business (three more in the next post):</p>
<p>1. <strong>Create a business plan</strong>. Very few realtors do this, but creating a written business plan is vital. This need not be complicated – your plan can be fairly simple and short. You should basically see where you are now, where you want to be, say, ten years from now, and list the steps that you need to take in order to get there (such as taking classes or starting a blog).</p>
<p>2. <strong>Create an annul budget</strong>. Include your projected marketing costs, any additional costs you expect to incur such as education, and your projected income. None of this will be 100% accurate, but you should still have at least a general plan.</p>
<p>3.<strong> Remember work-life balance</strong>. Just like any other small business, your real estate business could easily take over your life. Any small business owner will tell you that if they are not careful, they can find themselves working around the clock. Don’t let it happen to you! Make sure to spend time with your family and friends, and to have some alone time too.</p>

<p>While now is generally a good time to enter the real estate market, unemployment rates are still high, and obviously it doesn’t make sense to take a mortgage unless you’re fairly certain that you are not going to be laid off. So the question of how secure your job is becomes a major factor.</p>
<p>In addition, it’s important to realize that although the housing bubble has burst in most US markets, there are still some local bubbles around the nation, so if you reside in one of them, it may still be prudent to keep waiting. A good way to determine whether your local real estate market is still in a bubble is to look at the rent ratio – the higher it is, the more cautious you should be.</p>
<p>The bottom line: the housing market is not detached from underlying economic factors such as growth in jobs, growth in output and rising consumer confidence. Watch for those, as well as for the rent ratio in your community, and take into account the stability of your own job. All of these factors should be considered before you decide whether now is a good time to enter the real estate market. <p>In the insanely competitive real estate space, landing a client once isn’t enough: you want to stay top of mind with that client even after you have finished working for them, so that they can return to you with their future real estate needs, and – just as important – refer their friends, neighbors and acquaintances.</p>
